| Had a guy drive in my lane with a proposal to lease 70 to 75 acres of my farm for solar farming. The lease was for 30 years, which scared me. The lease was offering well over $400 per acre, which is quite compelling.
I did some research on the company and they are legit. Anyone else been approached to do this kind of deal? They put in 3 foot deep cement pilings to support the solar panel scaffolds. All taxes and maintenance to be paid by company and they agree to clean up if they stop the project. I've sent the proposal to my lawyer for review.

I hadn't even thought of the issues you raised, although I can't see how that would be a problem. I was concerned that the all the drainage tile would be ruined, that it would be an eyesore, and that in 5 -10 years, $400 would look pretty cheap - the term is too long with little opportunity to reflect future land values. I believe there should be a linkage to the value of the power generated to protect the landowner. Unlike wind, you can't farm around these panels.
The company was called UPC Solar - I think they are based in Chicago.
The other issue that concerned me was who would remove all the gear if they went broke?
Lastly, if you are considering this, don't be afraid to ask for the moon. I requested $450 and they didn't bat an eye. I asked for the maintenance contract to cut the grass around the panels and they said sure, even when I bumped the proposed rate. They didn't balk at one of my requests.

The pay rate stays the same for the 20 yr lease even if the cost of power goes up. I see it this way.....If I gave him 10 acres I make 10 grand/yr......In 10 yrs I may have to pay nore than that for hydro and in 20 yrs who knows. I don't get any power from it and still have to pay a hydro bill. Rule of thumb....If it sounds to good to be true IT IS. | |

One of these factors is how close the land is to transmission lines and a transformer station. If this infrastructure is already in place nearby it could save the solar developer a lot of money. | |

I am in California and my land is a unique parcel that is surrounded by grazing land but is on the edge of town. No one else's home values will be affected. They are looking to put in a 6 mw array which will gross them well over 3 million a year. Their construction costs will be around 20 million but Ca will rebate them a bunch of money. These deals really screw the land owner if your property has any value at all. With such long leases they really clean up. They have no risk as they have contracts with the utilities. Once they get approval, financing is a no brainer. Pretty much looking at over 15% returns on their money guaranteed. Land owner gets no appreciation and their land is now locked into being a solar field basically forever. They should be paying 300-400 per month for our land. 144k for my 40 acres would still be a steal and they would clean up. All improvements are theirs and can be removed from the land. Only draw back is that the lease provides an exception for them to abandon underground improvements such as cables and concrete. They also want a 1 year to up to 3 year option period to do their due diligence and feasibility studies at $10K per year. | solar leases | Report this Message | Reply to this Message | I was offered $1,200.00 per acre by SunEdison to develop a solar farm. SunEdison suggested I get independent legal advice, which I did. It took my some time to find a solicitor experienced in solar development.
The solicitor advised my I was vunerable during construction of the array and at the termination of the lease for removal of the array and road ways etc. He suggested before construction started that SunEdison secure a Surety Bond. He also said you do not want an unfunded liability at lease end. Too many companies are abandoning their lease end obligations. Most of these leaseing companies are shell companies owned by other companies who want limit their liability. SunEdison is no exception.
Therefore he recommended a Decommision Fund be established with third party control. In essence a trust fund to guarantee the project will be dismantled and the property returned to its original condition. Finally you would need a Surety Bond at lease end to ensure the project is removed to your satisfaction.
The SunEdison representative refused. Their arguement is simply that the lease provides for construction and decommision and that should be enough.
I terminated the negociations. There are over 14,000 decommisioned windmils in California where the tenant has abandoned lease end obligations and the windmill are rotting in the farmers field.

A solar company wants to lease one of our lots and connect process side of our meters. The solar company would get the loan equipment srecs and credits. They would connect through our meters. The generation would offset the process demand.
Solar is selling the idea as - we invest, your meter turns backwards.
Solar wants to benefit from our location and our kw demand.
Anyone done similar PPA?
Will the assessed value of the solar lot skyrocket?
Do the PPAs typicallly sell the electric both the user and the grid?
What is solar sell rate (percent of utility electric)?
Do we buy from both the solar and the utility?
Who is responsible for the solar gap (generated less use)?

I know nothing about this, but I will be reading all your posts and do alot of research to educate myself on this before making any decisions. My main concern is for the environment and the wildlife that inhabits my property and surrounding areas. Does anyone know offhand if this will affect breeding grounds of any particular species of animals or birds? Or cause any harm in any way? The land is currently vacant, but I certainly don't want any wildlife affected if I choose to allow this development.

I live in Central Ontario and I was also approached by genGrowth I feel that the 1.5 % increase they offer for inflation is not enough . It should be 2% the way inflation has been going these are 25 year leases that's a long time .

I was approached by EDF renewables to lease my land. 35 year lease, with small payments (625-750/yr) during the preoperating period and $2,000 - $2500 / year once they are generating electricity. (so starts at $400/acre)
In the contract, I am basically giving them the ability to do what the want in building up the solar panels, in exchange for rent. A few thoughts from reading these posts:
1. rent is too low over time.
2. What is the impact to wildlife.
3. Will my property value increase or decrease with the surrounding solar development?
4. I like the advice from an above post,
