‘Cattleman’s Corner’ offers the key genetics that Central Alberta ranchers will appreciate: well-located pastureland in Alberta’s major economic corridor (the QE2) and no fear surrounding water shortages for the livestock, even in a dry year. This full, 160-acre quarter is situated right in the heart of the province; just a quick 26-minute drive southeast of Innisfail, and a mere 20-minute drive straight east of Bowden. Hwy 791 can be found four miles to the west and Hwy 587 is situated two miles to the south. Township Road 344 runs the length of the southern boundary where good, firm access can be gained from the SE corner of the Parcel. Ember Resources has a well located on the north end of ‘Cattleman’s Corner’ with rent of $2,850 paid on an annual basis.

Livestock producers typically share similar views when building and maintaining the herd. Reproductive performance, growth rate, feed efficiency, carcass merit, structural soundness, temperament, and overall herd health are all important considerations. The footing for all herds is also the same – the ground beneath the cattle’s feet – and ‘Cattleman’s Corner’ fulfills all these requirements. The current owners are leaders in the forward-thinking, outside-the-norm cattle business, with this prime land providing the foundation of their ranch. There is a water well located on the south side of the dugout, and if ever this water source needs a top-up, one could run the water line from the artesian water-well and watch the water flow. Without question, this is the insurance policy livestock producers need. ‘Cattleman’s Corner’ offers a typical carrying capacity of approximately 50 cow/calf pairs for roughly 150 days.

The lower land on the west side of the Parcel typically keeps ahead of the cows for late summer and fall pasture. ‘Cattlemen’s Corner’ has older fences and a functional corral system in place on the northwest corner to keep the cows in place during grazing season. The camping area is perfect for a campfire with friends, or a weekend getaway from the bustle of public campgrounds. In an area known for big game, keep an eye out for a big moose or buck to walk through the camp. The quaint cabin has featured prominently in the current owner’s family memories, and ‘Cattleman’s Corner’ is ready for a new owner to create their own lasting memories on this quiet and serene quarter.

With a November sale date, prospective land buyers will want to have the chores completed and the horse saddled so they are ready for this land acquisition. With the current uncharted cattle prices, some producers might be worried about taxes; perhaps buying land rather than sending money out east makes more sense?

‘Cattleman’s Corner’ is being offered for sale via online escalating tender by CLHbid.com. Please check the website for updates from time to time.
