Check out these four-and-a-half quarters located north of Bow Island, Alberta. Three of the quarters are supplied with water rights from the St. Mary River Irrigation District (‘SMRID’).
Parcel 1 is situated on the upper south-bank of the South Saskatchewan River, offering often-sought-after isolation and serenity. Ideally suited for growing pedigree seed, the Parcel offers up natural isolation from adjoining crops. Parcel 1 consists of 212 acres, with 130 acres under irrigation supplied via the SMRID underground, filtered, pressurized pipeline system. The eastern 90 acres of irrigated land are in crop and are classified as Class 1 soil according to the Canada Land Inventory map. These acres offer potential for a wide array of cropping options, including potatoes. In the past, the entire irrigated area has been cropped. The western portion of the Parcel is in grass.
Parcel 1 boasts a yard site that features power, a cistern, a septic tank, a septic field, and 14,000 +/- bushel grain storage, including one Sakundiak bin on air. There is also natural gas and a dugout for livestock located in the northeastern corner of the Parcel. Approximately 30 acres on the north side of the Parcel, and an additional 10 acres on the south side, is dryland farmland. Approximately 50 acres on the western side of the Parcel is still in native pasture. Aggregate testing along the westerly perimeter of the Parcel may be permitted on terms agreed to in advance with CLHbid.com. The pivot is a 6-tower Zimmatic with low-pressure drop nozzles, utilizing single-phase power that is located at the yard site. As a bonus, the Parcel has Surface Lease Revenue of over $6,000 per annum. The current tenant owns the cross fence, bridges and reserve pumping unit, which do not form part of the sale. Due to the geography of the Parcel, the Perimeter fences on the west side and northwest corner do not follow the legal boundaries.
Parcel 2 is a prime candidate to become that showpiece, irrigated quarter in all Western Canada. With a total of 160 acres, 132 acres are under irrigation via the SMRID underground, pressurized pipeline system. The pivot is a Reinke 7 Tower with low pressure drop nozzles, utilising three-phase power. Power is currently sourced from the quarter to the east however the Owner is making arrangements (at the Owners cost) for the installation of separate EQUS service for Parcel 2, ensuring Parcel 2 will have its own designated service for the 2026 crop year. Surface Lease Revenue is derived from the gas well on the Parcel.
Parcel 2 is comprised of corner-to-corner Class 1 CLI soil and was seeded to potatoes in the past. There is a shallow water well in the southwest corner of the Parcel and overall, it checks all the boxes when it comes to a high horsepower quarter.
Parcel 3 has 130 acres of irrigation supplied via a pressured pipeline from SMRID, utilizing a 7-tower Reinke pivot with low pressure drop nozzles. The 3-phase power is supplied by a 60 hp booster pump and there is natural gas on the pump site in the southeast corner. The quarter has 30 acres of dryland in the corners and perimeter fencing. The irrigated land is predominantly Class 1 CLI soil, which again allows for the widest array of cropping options including potatoes. The Surface Lease Revenue is a bonus. All irrigated quarters have produced alfalfa hay and other specialty crops as well as cereal crops in proper rotation to maximize each year’s production. Pivots on Parcels 2 and 3 are controlled by computer panels that do not form part of the sale, however there may be an option for high bidders to purchase the same.
Parcel 4 consists of 160 acres of dryland seeded down to a tame grass mix of brome and crested wheat grass. The quarter is perimeter-fenced with corrals and a dugout. Parcel 4 was all cropped previously.
No one knows better than a farmer or rancher that you cannot make a silk purse out of a sow’s ear. Not only is ‘Forty Mile Rainmaker’ straight silk, but it also offers the chance to own Class 1 soil with a switch in the corner to control what is usually at Mother Nature’s whim.
