One of the Texas Panhandle’s most historic ranches is back on the market for $180 million following major wildfire recovery and extensive land restoration efforts.
Turkey Track Ranch, a historic Texas Panhandle property, is returning to the market with an asking price of $180 million, including a 25% mineral interest.
Icon Global is representing the property, which covers approximately 77,721 acres and has remained under Coble and Whittenburg family ownership for more than a century.
The ranch was previously offered for sale but was withdrawn after the February 2024 Smokehouse Creek Fire. The historic wildfire burned roughly 46,000 acres, or about 60% of the ranch’s range.
The fire ultimately affected more than one million acres across Texas and into western Oklahoma, resulting in the loss of thousands of livestock, two fatalities, and approximately 500 structures. Investigators reported that the fire began after a utility pole near the ranch boundary fell, bringing down energized power lines.
Following the fire, the owners paused the sale to allow the property time to recover. Since then, native grasses, pastures, and wildlife habitat have shown substantial regrowth.
The ranch has also received approximately 65 miles of new fencing, while its cattle operation has returned to active production. Ownership shareholders recently voted to restart the marketing process.
Water is one of Turkey Track Ranch’s defining resources. The property extends from the Caprock region toward the Canadian River and features mesas, open grasslands, draws, and river bottoms.
It has approximately 26 miles of Canadian River frontage, eight major creek systems, natural springs, and access to the Ogallala Aquifer. Sixty-four wells provide water for livestock and wildlife, while five irrigation pivots serve approximately 838 acres.
The family has maintained a long-term focus on conservation. During the drought of the 1950s, it began constructing earthen dams to reduce runoff and protect soil. Those efforts continued through the decades, and the ranch received regional recognition through the Environmental Stewardship Award Program in 2016.

Available legacy ranches with this scale, production, recreation and history are today few and far between, scarce anywhere in the American West," said Icon Global founder Bernard Uechtritz.
"Nearly 80,000 acres under one fence, a 25 percent mineral stake and more than a century of family ownership make this a very rare offering. This is a ranch you buy with the next hundred years in mind," Uechtritz added.
The property also includes the Adobe Walls battle sites from 1864 and 1874. Its ranch brand dates to 1878, and W. T. Coble acquired the original headquarters in 1916.
