‘New Norway Tramway’ is the definition of prime farmland in the heart of Camrose County and is ready to provide lucrative possibilities for the next owner. High-quality agricultural land is one of Canada’s most valuable resources, and ‘New Norway Tramway’ stands ready to support long term, productive farming operations. Located less than 13.5 miles south of Camrose, Alberta, and just over 5 miles east of New Norway, this offering consists of a combined total of 303 acres selling as 2 Parcels, approximately 291 of which are arable.
Parcel 1 comprises 153 acres, featuring 147 arable acres. Brush and willows have been reclaimed to add arable acres while improving continuity. A registered drainage ditch runs through the quarter, creating a suitable outlet for managing water diversion. An annual local improvement levy is paid to Camrose County to maintain the ditch ($153.42 in 2025), and this drainage ditch was last cleaned out in the fall of 2023.
Soil compaction and subsurface hardpans have been mitigated as this quarter was deep ripped with an Agroplow in the fall of 2024. This has resulted in improved water infiltration, healthier root systems and improved yields. Parcel 1 was planted in wheat in 2025, fababean in 2024, barley in 2023, and canola in 2022. Access to the quarter can be obtained from the northern and western boundaries.
Parcel 2 is made up of 150 acres, of which 144 are arable acres. The land has been contoured, and drainage improvements have been made to support effective water management. After the old railway line was removed, pit run gravel was gathered and is stored on the quarter, providing fill for your next project. Parcel 2 was planted in canola in 2025, wheat in 2024, fababean in 2023, and barley in 2022. Access can be gained from the eastern border.
Both Parcels feature Class 2 soil ratings as identified by the Canada Land Inventory. Core Environmental has completed soil sampling and provided an application recommendation for future lime applications. The current owner is willing to verify with Core Environmental if product can be supplied for a 2026 fall application, if the new purchaser so chooses. Both quarters have had 0.67L/ac of Transorb HC applied preharvest in 2025. The current owner has maintained a 4-year crop rotation across both Parcels, minimizing any risk of disease for future operators.
Variable rate fertilizer applications have been applied to improve the nutrients in the soil, specifically phosphate and potassium. By increasing these nutrients above critical levels across each soil zone, the foundation for achieving higher yields has been attained. Copper has been applied in the past at high enough rates that ensure soil test levels remain suitable. Soil tests can be provided to the new purchaser for their benefit. Both quarters had soil testing completed in December 2025 by the existing owners, the variable rate provider was Point Forward Solutions.
With the improvements detailed herein, and a more recent introduction of Controlled Traffic Farming practices, it is apparent this progressive farmer has been a steward of the land ensuring it remains vibrant for current and future generations.
