Mark your calendars for May 29, when 498 acres will be sold as 2 Parcels. Located between Barrhead and Whitecourt, Alberta, ‘Prime Time at Peavine’ will provide last-minute, prime-time acres that are ready for the 2023 farming season. Quoting the April 13 report from the Westlock Auction Market, with 500 lb Steers topping out at $349 a pound, cash flow will be apparent this year. 'Prime Time at Peavine’ is ripe with opportunity and ready for new owners to expand their existing land base.

The current proprietors have farmed and ranched on this land for decades. Their impeccable hay crop rotation practices make this the type of project that you can buy into with confidence and reap the rewards of decades of good husbandry.

As the agricultural community can attest, the cost of farmland has skyrocketed out of reach in many areas. For example, look at values near the Hamlet of Neerlandia, located just 35 minutes away where land is trading for over $7,000 per acre. 'Prime Time at Peavine' is packed full of value and may appeal to potential buyers that are boxed in at their current location. These two Parcels are ideal for the grain or mixed farmer. Most of the fences are in order, there is plenty of water, and the large rolling fields with adequate drainage in place maximize the arable acres.

PARCEL 1 is comprised of 332 acres. With country roads on the northern and eastern boundaries, there is excellent year-round access. The 7 flatbottom grain bins on the SE corner will be included in the sale, which is a nice, built-in bonus that will be handy for storage. There are currently more than 200 acres in hay production, and more acres could be added. There were more than 50 acres worked up and under-seeded to hay in 2022 as well. The main dugouts are fenced, and this half-section sells with a solar water system that is perfect for livestock. Parcel 1 will work equally well for the farmer that wants to bring in the air drill, or the livestock producer who requires hay and pasture acres.

PARCEL 2 is a single, oversized quarter that measures 166 acres. There is excellent access from the county-roads on the southern and eastern perimeters. Parcel 2 boasts approximately 117 arable acres and the 60-acre field situated in the northern portion of the Parcel was recently turned over and under-seeded to hay in 2022. There is ample water available from the numerous dugouts on the quarter and the dugout in the SW includes a solar water system that will be included in the sale. There is a small corral system on the NW corner that will provide a great spot to help get the cattle home in the Fall.

Both parcels are sloped well to the south, allowing for excellent access quickly out of the gate in the Spring. 'Prime Time at Peavine' is that well-appointed assemblage that is available for quick sale, offering additional acres to the 2023 portfolio.

Located a mere 1 hour and 24-minute drive from West Edmonton Mall, 'Prime Time at Peavine’ offers an excellent investment opportunity for outdoor enthusiasts. It is very common to see a record buck or a herd of elk passing through. Ideally situated just 4 miles off the blacktop of Highway 18, ‘Prime Time at Peavine’ is just far enough away to feel secluded, but not too far off the beaten path that one needs to worry about rock chips on the Land Rover.

With so much uncertainty in the world, buying farmland in Canada provides the hard assets that are proven to help offset our current climate of inflation. Farm, bale, stay or graze: the decision to bid on ‘Prime Time at Peavine’ on sale day will allow the proud new owners to look back in the Fall and be thankful that they did.

'Prime Time at Peavine' is being offered for sale via online escalating tender by CLHbid.com. Check the website for updates from time to time.
